The site is located on the southern edge of Chasetown, Burntwood, and comprises ca. 20 hectares of agricultural land, to the south of Highfields Road.

The Site is bounded by existing residential development to the north along Highfields Road, and northwest along Pool Road, Anglesey Close and Pavior’s Road. Hammerwich Crematorium and Cemetery is adjacent to the western boundary. To the south, the Site is bounded by Junction 6 of the M6 Toll slip road and to the east is Wharf Road. The site comprises some mature hedgerows with a number of large, mature hedgerow trees. Crane Brook runs through the eastern part of the Site, parallel to the eastern boundary.
